BSQUARE and the challenge of consistent quality control at Aqua City
On the package of 557 low-rise homes at Phoenix North, BSQUARE has committed to controlling quality to a single set of standards, tying the contractor’s responsibility to every home handed over.

For a developer, delivering a package of several hundred homes requires the contractor to maintain consistent quality across many crews and construction phases. At Aqua City, BSQUARE has made this the focus of how it organises delivery and quality control.
At the groundbreaking ceremony on 27 August 2026 on Phoenix Island, Aqua City, BSQUARE Joint Stock Company underlined this commitment. Novaland selected the Northern International Group (NIG)–BSQUARE consortium as main contractor for the package.
One set of standards for every home
BSQUARE’s objective is to control all 557 homes to the same set of standards, so that the last home in the package is built to the same quality as the first.

Homes may differ in floor area, design or finishing specification, but construction and inspection must be consistent with each home’s technical requirements. Materials, specifications and acceptance conditions therefore need to be settled before work begins; when changes are made, the information must be updated consistently so that every crew works from the same basis.
Agreeing standards before construction was also a priority for the consortium in its work with the developer. Ahead of the groundbreaking, BSQUARE and NIG accompanied Novaland on a working visit to China, presenting construction organisation models, technologies and material solutions for large-scale building.
Schedule and safety go hand in hand with quality
The visit to China showed that delivering large volumes with consistent quality and at speed requires tight management, standardised processes, a stable supply chain and sufficient resources. This is the foundation BSQUARE and NIG aim to bring to the project.

Alongside quality, BSQUARE commits to proactively mobilising resources and coordinating closely to keep to the agreed schedule, while maintaining a tidy, safe and rigorously controlled site.
Checking each stage in construction sequence
At Aqua City, much of the work that determines the quality of a home will end up hidden behind the finishes. Within its scope, the consortium’s responsibility is therefore tied to inspecting each stage of work in construction sequence before moving on to the next.
BSQUARE sees the groundbreaking as a milestone at which to reaffirm the consortium’s responsibility to the developer, to the project schedule and to the quality of every home handed over.
For the company, a contractor’s reputation is not made on groundbreaking day; it has to be proven every day on site and in the final product handed over.
